Miami-Dade County Property Appraiser Tomás Regalado has submitted the 2026 Preliminary Certification of Taxable Values to the County’s taxing authorities.

The countywide preliminary taxable value for 2026 is $540.1 billion, representing a 5.4% increase compared to 2025. These preliminary values will be used by Miami-Dade County, its municipalities, the School Board, and other taxing authorities to prepare their budgets and establish proposed millage rates for the upcoming fiscal year.

“As I anticipated last year, Miami-Dade’s real estate market has begun to stabilize after several years of extraordinary growth,” said Property Appraiser Tomás Regalado.

“Some sectors of the market, particularly older, non-luxury condominium properties, have experienced a noticeable slowdown compared to the strong appreciation seen in 2023 and 2024. We are also seeing a moderation in new construction activity. At the same time, Miami-Dade continues to benefit from continued strength in the commercial and industrial sectors, which remain important drivers of our local economy.”

Regalado noted that the stabilization of the real estate market provides local governments with an opportunity to carefully evaluate their proposed budgets and tax rates.

“I encourage my fellow elected officials to consider the impact their decisions have on taxpayers as they prepare next year’s budgets. Responsible fiscal planning is especially important during a period of market stabilization.”

The Property Appraiser also noted that, if approved by voters on November 3, 2026, the proposed constitutional amendment expanding property tax relief would provide additional benefits not only to homesteaded properties but also by reducing the assessment limitation for certain non-homesteaded properties. If adopted, the amendment would provide meaningful tax relief for property owners while reducing property tax revenues available to local taxing authorities.

“As Property Appraiser, I believe the stabilization of the real estate market presents an opportunity to provide additional tax relief to property owners. On November 3, 2026, voters will have the opportunity to decide on a constitutional amendment that could expand those benefits. If approved, local governments will be challenged to manage their budgets responsibly while continuing to provide the high-quality public services our residents expect.”

Regalado emphasized that the role of the Property Appraiser’s Office is to ensure that every property is assessed fairly, accurately, and in accordance with Florida law. The responsibility for adopting budgets and setting property tax rates rests with the County, municipalities, the School Board, and other taxing authorities.

The 2026 Preliminary Certification of Taxable Values provides the foundation for local taxing authorities to prepare their proposed budgets and establish tentative millage rates. These proposed tax rates will appear on the Notice of Proposed Property Taxes (TRIM Notice), which will be mailed to property owners later this summer.
